We can customize a management contract to meet your needs and the particulars of your property. We offer services such as leasing, marketing, accounting, maintenance and more (see below). We’ve worked with hundreds of owners (and are owners ourselves) so we understand the importance of putting your property in the care of trusting hands.
Our staff has certifications from industry organizations such as IREM (Institute of Real Estate Management) and are members of AAMP (Apartment Association of Metropolitan Pittsburgh) and ICSC (International Council of Shopping Centers). We are licensed under the Commonwealth of Pennsylvania.
Leasing Services
We can oversee all aspects of leasing of your property. This includes marketing available space, arranging showings to potential tenants, reviewing applications, and negotiating leases.
Accounting And Rent Collection Services
We process millions of dollars of rent each month on behalf of the properties we manage. The accounting staff aims to provide timely reports and distributions to property owners.
Property Maintenance Services
We can oversee all maintenance work for your property, from the routine (landscaping, snow removal, and HVAC maintenance), to emergency maintenance work (like plumbing or weather-related damage), to large capital projects (like roof or window replacements). For our Residential Property clients, we have a dedicated maintenance team that supervises day-to-day services and tenant maintenance requests. For our Office and Retail clients, we regularly manage tenant build-outs.
Compliance And Regulation
Our staff receives regular training and education about real estate regulatory and compliance issues. This includes things like Fair Housing requirements, Fair Credit compliance, ADA regulation, etc. We spend a lot of time and effort making sure that our applications, leases, and processes conform to the law.
Emergency Support
Rest easy knowing that your property has 24/7/365 emergency support. We can handle routine and emergency issues year-round.
Marketing
We work in conjunction with an outside advertising agency to market vacancies. We have a multi-channel marketing approach that includes yard signs/banners, print, and digital marketing. We also advertise on websites like Craigslist and RENT.com for apartments, and Loopnet and CoStar for commercial properties.
